The Paint Almost Never Fails First
When a corporate finish fails early — peeling on a façade, flaking in a stairwell, a coating lifting off a previously painted wall two years after handover — the instinct is to blame the paint. It is almost always the wrong culprit. A quality coating applied over a substrate that was contaminated, friable, or incompatible cannot adhere, and no amount of product quality survives that. The most common cause of early coating failure is not the paint; it is what the paint was applied over. Substrate preparation, more than any other single factor, decides whether a finish lasts a decade or fails in year two.
This is the least visible part of a corporate finish and the most decisive, which is exactly why it is so often cut. This article explains why preparation governs the outcome, and why a serious corporate programme grades and records it rather than leaving it to a crew’s judgement.
Why Preparation Governs the Outcome
Adhesion is everything, and it is earned at the substrate
A coating works by bonding to what is beneath it. That bond is established — or lost — at the substrate, before the first coat goes on. A surface that is dusty, chalking, greasy, or carrying a failed prior coating gives the new film nothing sound to grip. The finish can look perfect on day one and lift the moment the bond is tested by heat, humidity, or movement.
Prep is a graded standard, not an opinion
On a corporate programme, “prepared” is not a matter of eye. The surface preparation grade is defined against ISO 8501, which sets the visual cleanliness a substrate must reach before coating, and the prepared surface is verified against it rather than judged by feel. Grading is what turns “we cleaned it” into a recorded condition the warranty can rest on.
Incompatible existing coatings have to be caught first
Corporate repainting almost always means painting over something — and an incompatible existing coating is a hidden failure waiting to happen. Where the system depends on bonding to a previously coated wall or to structural steel, adhesion is verified to ASTM D3359, so an incompatible substrate is caught before a whole finish is laid over it, not discovered when it peels.
It is the foundation the warranty stands on
A decade warranty is written against a documented build, and the substrate is the first thing that build records. A warranty rests on prep that was assessed, graded, and signed off before the primer covered it. Prep skipped or unrecorded is a warranty written on a bet.
Where Prep Begins: the Condition Survey
This is why corporate work begins with a survey, not a brush. The specification process starts by assessing the substrate — its condition, any failed prior coating, its compatibility with the proposed system — so the prep required is specified, graded, and priced before the work starts.
