When a bank, an embassy, or a multinational selects a painting contractor for its estate, the decision sits with procurement, and the instinct is to compare prices. But on corporate work, the lowest quote is usually the least informative number on the table — because the things that make a corporate finish hold for a decade are precisely the things a low quote leaves out. The real decision is whether the practice you appoint can specify, deliver, verify, and document a finish to a standard your facilities team can govern for years. That is a procurement decision about capability, not a price comparison.

Can they write a specification, not just a quote?

A general decorator quotes a price. A corporate painting practice produces a specification — system, substrate, prep grades, exposure, verification — that a tender can be priced against and a finish enforced from. Ask to see how they specify, not just what they charge.

Do they verify, and can they prove it?

Ask how the finish is checked: prep graded to ISO 8501, dry film thickness to ISO 2808, adhesion to ASTM D3359 where it applies, exposed steel specified to ISO 12944. A practice that verifies can describe its regime precisely; one that does not will talk about “quality” in the abstract. Verification is what makes the warranty real.

Is the warranty backed by a dossier?

A decade warranty is a commercial guarantee, not a standard — and it is only worth holding if there is a dossier behind it. Ask what the handover pack contains. A real decade-warranty practice hands over prep records, DFT readings, QC sign-offs, and batch records referenced to the certificate. A weak one hands over the certificate alone.

Can they deliver occupied and at scale?

A corporate estate keeps trading. Ask how they phase an occupied building, deliver a bank trading floor out-of-hours, and hold a brand standard across a multi-property programme. Occupied delivery and multi-site consistency are disciplines, not afterthoughts.

Do they hold a brand standard by measurement?

For a multinational, ask how brand colour is held — captured as a reference, matched by controlled tinting, traced by batch, verified on sign-off — across every space and site. A decorator approximates colour; a corporate practice specifies and verifies it.
